Living in Semenyih

Semenyih sits at the southern end of the Hulu Langat district, on the old Kajang–Seremban road about 28 km from Kuala Lumpur and 8 km past Kajang town. It falls under the same Kajang Municipal Council (Majlis Perbandaran Kajang) as its larger neighbour, and for a long time it was the quieter, more affordable end of the corridor, a market-town reputation it has been steadily shedding.

Two things put Semenyih on most people’s map. One is the University of Nottingham Malaysia, whose landscaped campus off Jalan Broga has drawn students and staff here since 2005. The other is Broga Hill (Bukit Broga), a popular sunrise hike on the Selangor–Negeri Sembilan border just beyond the town. Between them sits a township that has grown quickly. New malls, schools and a highway have followed the people in.

Roads, and the rail nearby

Semenyih’s main artery is the LEKAS Highway, the E21 Kajang–Seremban Expressway, which runs the length of the corridor and has its own Semenyih interchange. Opened in stages from 2008 and run by Lebuhraya Kajang-Seremban Sdn Bhd, it links the town north to Kajang and the wider Klang Valley expressway network, and south to Seremban. The older Federal Route 1 trunk road still threads through the town centre for local trips.

Semenyih has no rail station of its own. The nearest is at Kajang, about 8 km northwest. It is the southern terminus of the MRT Kajang Line and its interchange with the KTM Komuter Seremban Line, both reached by the LEKAS drive. It is a gap the town lives with: the University of Nottingham even runs a free shuttle bus between its campus and the Kajang KTM station for students without a car.

A fast-growing corner of Selangor

Semenyih sits inside Hulu Langat, now one of Selangor’s fastest-growing districts. The population there climbed 7.7% to about 1.5 million between 2020 and 2024 (ahead of the state’s 5%), and average household income in the district rose 31%, from RM10,252 to RM13,386, over 2019 to 2022 (EdgeProp, drawing on Department of Statistics and NAPIC data, November 2025).

The housing mix has been climbing with it: in 2020 only 11.6% of the district’s transactions were priced above RM800,000; by 2024 that share had reached 14.8%. Semenyih still spans a wide range, though, from established affordable taman to newer master-planned townships. Read district figures as background, not a quote for any one home.
