Living in Kajang

Kajang is a principal town of the Hulu Langat district in Selangor, about 22 km southeast of Kuala Lumpur, or roughly half an hour from the city centre outside peak hours. It is run by the Kajang Municipal Council (Majlis Perbandaran Kajang), and the town in its present form goes back to the 1870s.

Most people know Kajang first for its satay, which was gazetted a Selangor State Heritage Food in August 2025. For homebuyers, the draw is more practical: it has become one of the better-connected parts of the southern Klang Valley, with its own MRT terminus, a KTM interchange, several universities and hospitals, and a housing market that has held up well.

Rail and road links

Kajang is the southern end of the MRT Kajang Line, the Sungai Buloh–Kajang (SBK) line, which opened in full on 17 July 2017 and runs 31 stations across the Klang Valley. At Kajang station the MRT links by covered bridge to the KTM Komuter station on the Seremban line, so you can change between the two rail systems in one stop. Two stops up the line, Bukit Dukung and Batu 11 Cheras serve the Cheras–Kajang corridor where IX SURIA Residences sits.

By car, Kajang is served by the SILK Highway and the Cheras–Kajang Expressway. The newest link is the East Klang Valley Expressway (EKVE): its first section, from Sungai Long to Ampang, opened on 30 August 2025 with interchanges at Sungai Long and Bandar Mahkota Cheras, both close to IX SURIA, and is expected to bring the Ampang–Kajang drive down to about 20 minutes. Section 2, extending the road to Ukay Perdana, is still under construction.

Property prices in Kajang

Kajang has shifted from an affordable fringe town to an established address, and prices have moved with it. In the older, central parts of Kajang, the average landed home changed hands at about RM391,000 (RM282 per sq ft) in 2023, rising to roughly RM591,000 (RM408 per sq ft) in 2024 (EdgeProp, 2025). Those figures are for landed terrace houses; high-rise homes typically start below that, which is part of why newer condominium launches along the Cheras–Kajang corridor have found buyers.

Prices vary a lot by pocket. The heritage old town, the newer Kajang 2 township and the transit-oriented nodes near the MRT all sit at different levels, so treat any single figure as a guide, not a quote.
